For landlords

Get your evenings back.

If you let out property, you're not really a landlord. You're a part-time plumber dispatcher, a full-time helpdesk, a rent chaser, and the one person on the hook when a certificate lapses. HomeTenant takes all of it off your plate, and keeps the receipts.

What changes the day you turn it on

No more 11pm messages

The bot picks up overnight reports, triages severity, and the coordinator books the engineer. You sleep. Genuine emergencies still wake you. Everything else waits for morning with a polite holding reply.

No more chasing rent

Reminders go out automatically in each tenant's language, tenants confirm they've paid, and you get a single notification when it lands. No more five WhatsApp threads and a mental note you'll forget.

No more expired certificates

Upload a gas, EICR, EPC or fire alarm certificate and HomeTenant reads the expiry date off it, then reminds you by name before anything lapses. One tap sends the certificate to every tenant on that property over WhatsApp, in their own language, and their reply is recorded as a dated acknowledgement.

No more confused engineers

The coordinator writes the job brief (property, tenant, issue, severity, ideal time), brokers the appointment, and keeps your number and the tenant's out of it. No 'sorry which house?' back-and-forths.

No more messy move-outs

Inventory captured at move-in, a room-condition video at move-out, and the tenancy agreement and house rules e-signed with a full audit trail. Deposit disputes stop being your word against theirs.

No more 'where did the money go?'

Engineer invoices come in, you pay by link, expenses are logged, and it all rolls into a per-property P&L. You can finally see what each property actually makes.

Compliance peace of mind

Ready for the council before they ask.

Licensing renewals, a selective-licensing check, the Renters' Rights direction of travel, a tribunal, a deposit dispute: the common thread is being asked to showhow you run the property. HomeTenant exports a per-property Compliance & Audit Evidence Pack as a PDF and CSV, on demand.

Every obligation runs through a red, amber and green lifecycle on your compliance board: document held, reminder due, scheduled, done, sent to the tenant, tenant acknowledged. You get the same view rolled up across the whole portfolio, so you can see at a glance where a property is short.

That last step is the one landlords usually have to reconstruct from email screenshots and spreadsheets. Serving a gas safety certificate is easy. Proving the tenant received it, months later, is not. HomeTenant sends the PDF over WhatsApp with a covering message in each tenant's own language, records who it went to and when, and captures their reply as a dated acknowledgement.

It's your own operating record, assembled for you. It isn't legal advice, and it doesn't replace your own duties. It just means the evidence is already there when you need it.

  • Certificates binder: Gas, EICR, EPC and more, with dates and status.
  • Repairs log: Every issue with response times, hazards flagged.
  • Proof of service: Certificate distribution to tenants, with sent and acknowledged timestamps per tenant.
  • Deposit & e-sign audit: Signatures, timestamps, IP and consent trail.
  • Inventory: Move-in condition and move-out evidence.

Built by a landlord, not a tech company

HomeTenant was built to manage real rental property in London, HMOs included. Every feature started as a frustration, not a brainstorm in a product meeting.

Instant first reply

Tenants get an acknowledgement the moment they message, 24/7, in their own language, even when you're asleep.

Routine issues handled

Clear self-serve fixes for the tripped-RCD and stuck-thermostat class of report, so an engineer is only called when one's actually needed.

About 10 minutes to set up

Add a property, paste in your tenants and engineers, share the number. No training, no integrations, no IT.

What about emergencies?

Hard rule: anything involving gas, electrics, structural safety, or credible health risk goes directly to you, bypassing the AI. The bot acknowledges the tenant immediately, sends them safety instructions if applicable (e.g. "open windows, turn off the supply"), and pings your phone. Ambiguous safety calls are escalated, not guessed.

Categories that always escalate to the owner:

  • • Gas leak / smell
  • • CO alarm sounding
  • • No heating in winter
  • • No hot water > 24h
  • • Electrical sparks / smoke
  • • Flood / serious leak
  • • Structural damage
  • • Lock failure (locked out)

Run 1 property or 50. Start free for 30 days.

Add your real properties, real tenants, real engineers. Watch the first repair get triaged, dispatched and closed without you lifting a finger.
